What is a development approval(DA)?
Council or state consent to carry out development on a site, usually subject to conditions that affect cost and timing.
IN PRACTICE
The approval is only part of the story; the conditions are where the cost sits. Infrastructure charges, road upgrades, staging requirements and timing conditions can change a feasibility materially. I read the conditions as closely as the approval itself, and I match my commitments to the certainty actually in hand.
